The room had a spacious bathroom, delicious breakfast was served with a sausage, and the service was very good.

I had excellent time here, great and perfect location!
The room was big and newly remodelled, with exceptionally comfortable bed and a drier and heated floors in the bathroom. The breakfast was lovely with 1 sausage, the food was great.

The location for Edinburgh was handy, adjacent to the nearby restaurants, restuarants including a great morrocan and himilayan and interesting shops. In overall the room was fully-equipped and charming old and with big bathroom, a lovely big window with a view of the garden and a lovely big window view.

This place is conveniently located in a bright conservatory near a market and interesting independent shops, and the breakfast was delicious with a tasty sausage.

I woke up for breakfast, to be greeted with the warmth of the glasshouse and that of the other hotel guests. A simple and homely breakfast, that's not too awe-inspiring, but definitely a great start for the day.
To my disappointment, there were no toothbrushes!

The food was fabulous. The room was tastefully decorated. Shower facilities and heated floors were a plus. The location was close to Earthy Foods & Goods.

Staff excellent: very helpful and tried hard to please guests. Excellent location for parking, easy access to city, convenient for city centre, Arthur's Seat etc. Room equipped with all you need.
Single room a bit cramped. While generally clean, odd bits were a little grubby - eg mats in breakfast room.

A good breakfast to start the day and friendly staff. It is a reasoinably priced b&b (not a Hotel) with excellent bus services into the city very close by. Reasonably close to some good retaurants.
Considering the price per night it would be harsh to be too critical but ---the decor in the room gives a dated feel and it could do with some redecoration and a less cluttered table which one could sit at and write on, get rid of the tv (one watchable channel is barely entertainment) - the bathroom needs to be modernised (tiles need regrouting and fill the hole in the wall by the door). Overall verdict - basic comfort and in need of a redfurb.

The rooms here are charming with a beautiful garden view from a large window, and they provide new towels and toilet paper.

Everything - the most relaxing hotel! Big comfortable rooms with big comfortable beds. Very laid back - felt like I was in a house rather than a hotel - nice and private.
